TOWN OF ESSEX PLANNING BOARD AGENDA –June 1, 2022

The Public Meeting of the Planning Board is to be held at the Essex Town Hall 2nd
Floor Stage, 30 Martin Street and will commence at 7:00 PM 

BUILDING INSPECTOR’S REPORT:
11 Forest Ave. Thane Heal,  Map 140 Lot 44
Bldg. permit # 22-14 
Review of plans for the construction of a two car garage. Applicant stated there is no water or sewer.
The plan has been approved by the Health Dept. (Non-Septic), DPW, and Conservation.


BOARD REVIEW:
174 Western Avenue, Map 31 Lot 36
Request by John Judd for an informal review to discuss a proposed 42’x 36”storage building as shown on plans. Plans show impervious areas exceeding 2,500 SF within the Water resource Protection District. 

99-103 Main Street, Map 135 Lot 002,003
Request review and approval of a further Site Plan Modification for 99-103 Main Street, Great Marsh Brewery. To reconfigure parking spaces and driveway circulation to accommodate the resurfacing of the gravel parking area at the rear of 103 Main Street.

6 Main Street, Map 128 Lot 097
Email from Ryan McShera stating that he will be withdrawing his application for Special Permit and Site Plan Review to convert an existing commercial building into mixed use.

BOARD DISCUSSION:
•	Discussion of scope of work for planning grant application.
•	Nomination of candidates for Board of Public Works seat, presently held by John Filias. (Due by June 6)
•	Notice from Manchester-By-The-Sea Planning Board. To amend Zoning Bylaws to include sections regulating junk cars, curb cuts, allowance of commercial and landscaping material, stormwater management.
