Due to COVID 19, and pursuant to Governor Baker's March 12, 2020 Order Suspending Certain Provisions of the Open Meeting Law, and subsequent extensions of this law until March 31, 2025, this meeting will be conducted via teleconference. a.	Seth Kelly-Alternate Planning Board Member request and introduction 
b.	Continuation of the following hearing:
In accordance with Ch.40A, Sec.11 of Mass. General Laws, and Section 3300, 5130, 6130 of the Orange Zoning Bylaws, the Planning Board will continue the Public Hearing, Tuesday, that was opened on August 13, 2024 at 6:30 pm regarding a Special Permit application for 620 East Main Street, Orange, MA 01364  (Map112, Lot 35) in Zone B by applicant Mackenzie Blanchard 96 North Main Street, Orange, MA 01364 and property owner Quabbin Valley Auction and Storage Facility Wayne Whitmore 620 East Main Street, Orange, MA 01364 for:  construction of three new buildings (two 3,000 sq foot buildings and one 2, 000 sq ft building) totaling 8,000 sq feet of new enclosed space in addition to five existing buildings with approx. 37,500 sq ft bringing the total enclosed space to 45,500 sqft. And Section 6130 of Parking Lot design requires all parking areas except those serving single family residences shall be at minimum of oil and stone construction or paved. The application may be reviewed by submitting a request to the Planning Board Office by emailing the office at planning@townoforange.org.  
c. Continuance of hearing opened on January 28, 2025, continued to February 25, 2025, continued to tonight at 7:00pm  In accordance with Ch.40A, Sec.11 of Mass. General Laws, and Section 3300 and 5130 of the Orange Zoning Bylaws, this is a continuation of a hearing regarding a Special permit application for 181 East Main Street, Orange, MA 01364  Map 111, Lot 4 in Zone B by applicant and property owner Jolly Green Inc and Kyle Higgins Sr. of 246 Suffolk Lane, Gardner, Ma 01440 for: a SP to change the Use of a pre-existing, non-conforming to a different use. New use will be a portion of the property to a Cannabis Dispensary retail sales only, remodeling of one building (sq ft 2,300) into two separate units, of which half of this building will accommodate the retail dispensary; additional storage in the second building; site improvements.
IV. Community Development and Board Member project Updates –
a. Long Range Comprehensive Plan (aka Master Plan)- LRCP is the updated language in the Development arena for what used to be called a Master Plan- updates from Subcommittee. Tom Sexton- lead
b. Use Table Project- Casey and John- PB Member leads-Fred to present written bylaw for signage for board review per 2/25/2025 meeting follow up action item.   
c. Housing Project Updates- Kelli Gervais PB Member, Fred Heyes Alt-Leads-Standing Item not being addressed tonight due to time constraints and agenda
d. New business requests-Request from chair to look at updates to zoning to address Mixed use bylaw-schedule as related to requests being received in the office to address this deficiency in our zoning.
