The Applicant seeks to enlarge, extend, or change a nonconforming dwelling on a nonconforming lot via the demolition of the existing dwelling and the construction of a new dwelling. The existing dwelling is nonconforming in it is located 6.9 feet from easterly abutter and partially within the Coastal Conservancy District (Floodplain ele. 12). The proposed dwelling will be nonconforming in that it will be located 6.9 feet from the easterly abutter where a 25 foot setback is required and partially within the Coastal Conservancy District where a 50 foot setback is required. Also proposed is the expansion of the existing driveway as allowed by Special Permit. The existing building coverage is 1,240 square feet (17.2%) and the proposed building coverage is 1,843 square feet (27.2%) where 15% but not more than 2,800 square feet is the maximum allowed. The existing dwelling is nonconforming in it is located 8.19 feet from Scallop Terrace, 4.26 feet from the southerly abutter, 12.87 feet from the westerly abutter, and entirely within the Coastal Conservancy District (Floodplain ele. 13). The proposed dwelling will be nonconforming in that it will be located 0.75 feet from Scallop Terrace where 40 foot setback is required, 4.51 feet from the southerly abutter, 0.88 feet from the westerly abutter where a 25 foot setback is required and entirely within the Coastal Conservancy District where a 50 foot setback is required. Also proposed is the installation of a new driveway as allowed by Special Permit. The existing building coverage is 758 square feet and the proposed building coverage is 1,496 square feet where 2,800 square feet is the maximum allowed. The lot is nonconforming in that it contains 0 square feet of buildable upland where 20,000 square feet is required and contains 4,642 square feet of land area where 40,000 square feet is required in the R40 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Sections 6 and 9 and Sections V.B. and VIII.D.2.b. of the Protective Bylaw. Application No. 23-089: Margaret and Christopher Walker, c/o William G. Litchfield, Esq., 330 Orleans Road, North Chatham, MA 02650, owners of property located at 31 Gillis Road, also shown on the Town of Chatham’s Assessors’ Map 4C Block 16A Lot E3. The Applicant seeks to enlarge, extend, or change a nonconforming dwelling on a nonconforming lot via the construction of additions, reconfiguration of a first floor deck and construction of a second floor deck. The existing dwelling is nonconforming in that it is located 1.1 feet from the southeasterly abutter, and 10 feet from easterly. The proposed decks will be nonconforming in that they will be located 9 feet from the southeasterly abutter and 11.5 feet from the easterly abutter where a 15 foot setback is required. The existing building coverage is 1,764 square feet (13.5%) and the proposed building coverage is 1,774 square feet (13.6%) where 15% is the maximum allowed. The lot is nonconforming in that it contains 13,063 square feet where 20,000 square feet is required in the R20 Zoning District. A Special Permit is required under M.G.L.
