1. Review of Meeting Minutes from 4/14/25.
2. RDA 68 Rainbow Drive @ TF&GC - for filling an eroded area with loam & seed and creating a gravel driveway within the buffer zone of a wetland known as Partridgeville Pond. The request is to determine whether the activity depicted in the plans is subject to the Wetlands Protection Act and its regulations. 
3. RDA 325 Baldwinville Road - for the replacement of a preexisting bridge over an intermittent stream, in the same footprint as when the bridge was created as an accessory to the main dwelling in 1948. The request is to determine whether the activity depicted in the plans is subject to the Wetlands Protection Act and its regulations. 
4. NOI (file # pending) continued - Patriots Road 2-07-20.8 for the construction of a driveway crossing a wetland and the installation of a septic system within the buffer zone of a wetland.
5. NOI (304-0397) continued - 66 Rainbow Drive at the Templeton Fish & Game Club for the construction of a 20x20 ft deck within the 50-foot buffer zone of a wetland known as Partridgeville Pond.
6. NOI (304-0398) - 70 South Main Street for the construction of a 30' x 30' detatched garage within the 100' buffer zone of a wetland.
7. NOI (file # pending) - Otter River Dam Rehabilitation Project. 51 Main Street for the rehabilitation of the dam embankment and repair of the primary and auxiliary spillways within the resource area.
8. Action: Enforcement Order status for 280 State Road OOC 304-0378.
9. COC Request for 280 State Road OOC 304-0378.
10. Agent updates: 304-0389 proposed sewer pipe project recieved SOOC by MassDEP on 4/17/25. Final FC Shady Lane. Follow up letter issued to 58 Main St.

The ZBA acting under the zoning bylaws, section 300-19: Non-Conforming Uses and Structures, for a request made by Lin's Realty, Inc. of 94 Cross Rd, Map 4-13, Parcels 1 & 2, for USA Auto Recycling, to consider a special permit for a pre-existing, non-conforming use in an RA2 zone, 1. change or substantial extension of use, and/or 2. change from one non-conforming use to another, less detrimental non-conforming use. The change would include new buildings and the addition of a Class 2 license to sell used cars.
