7:00 Call to order

Armand Porrazzo, ANR Plan 85 Blake Corner Road
Viviane Gutierres, Commercial Site Plan for at 95-115 Blake Corner Road

Alf Berry, Proposed Zoning Map update

Develop policy, all ANR plans and documents require electronic copy prior to meeting
and posting of agenda, to Planning Board and Town Clerk, that formal submission date/time starts when all documents submitted at a Planning Board Meeting, discuss and possible vote.

ANR Plan, Dale Wunderlich, Northeast Survey Consultants, Templeton Development Center,
State letter of ANR Plan withdrawal

Budget submission for FY 25

Approve minutes previous meetings
Review mail, invoices, notices
Set date for public hearing on Zoning Map when final version & text completed
Discussion on CPA and any plans the Planning Board may propose (Housing)
and related Zoning Bylaws that may need amendments.
Discussion on possible uses for Phillipston Memorial School Building

Other Business

Review Zoning Bylaws and potential changes, solar fields in com zone, battery storage, back lots, marijuana grow buildings, research, testing, preexisting nonconforming lots, short term rentals, Air B&B and other on line rentals, other related zoning potential changes.
Secretary position still needs to be filled
ANR submissions or related discussion and votes
Other unforeseen business needing attention not known 48hrs prior to meeting
